
Effective landlord-tenant partnership is the foundation of a sustainable built environment. At Swire Properties, we have developed a robust tenant engagement ecosystem to address the unique sustainability needs of different types of tenants. Tenant engagement also contributes towards the Company’s sustainability achievements, including its top ranking in the Dow Jones Best-in-Class World Index 2024 (Real Estate Management & Development category).
The Green Performance Pledge (GPP) supports office tenants’ sustainability journey throughout their tenancy. Focusing on electricity use, water use and waste diversion, the GPP provides green tools, smart metering and capacity-building workshops to tenants. To date, 148 tenants, representing 60% of occupied office lettable floor area, have signed up in Hong Kong. In 2024/25, participants collectively reduced electricity consumption by approximately 436,400 kWh and diverted over 200 tonnes of waste from landfills.


Similarly, through the Green Kitchen Initiative (GKI), we have guided over 130 F&B outlets in Hong Kong and the Chinese Mainland on resource-efficient restaurant design. The GKI also recently expanded to sustainable operations, recognising tenants for efforts such as plastic reduction, sustainable procurement and smart metering.
In late 2024, the Green Retail Partnership (GRP) was launched as a platform for engaging anchor retail brands on sustainable shop design, data sharing and continuous performance improvement. A case-in-point is the strategic partnership with LVMH to jointly implement eco-design concepts in new LVMH stores at Swire Properties’ new developments in Xi’an, Sanya and more.
